Before you settle in on the beach, take a stroll on the 3/4 mile boardwalk trail, which winds through a verdant mangrove forest before ending at the beach.
  • Keewaydin Island – Between Naples and Marco Island, FL 34145
    Keewaydin Island
     is a barrier island that can be found between Naples and Marco Island, which is mostly undeveloped and only accessible by boat. That makes it a quieter, more secluded beach than some others in the area, and a great place for anyone who loves spending time in nature. There are 8 miles of sandy, inviting beaches here for you to explore, and this is an especially good place to visit if you like shelling. The Hemingway Water Shuttle makes 7 trips per day to and from Keewaydin Island, so it's still easy to visit this hidden gem even if you don't have a boat of your own.

    A popular place to visit for people from Marco Island and points far beyond, you'll find convenient access to 
    South Beach on South Collier Boulevard. There's plenty of parking nearby, as well as restrooms near the beach for convenience. This beach offers the quintessential Paradise Coast beach experience, with stunning views, often calm waters perfect for swimming, and plenty of summer sun shining down on you. The beach is open from sunrise to sunset every day and is an especially scenic place for a sunset stroll.
  • Lighthouse Beach State Park – 10 Periwinkle Way, Sanibel, FL 33957
    There are many charms to 
    Lighthouse Beach State Park, and the wonderful beach located on the southern end of Sanibel Island is just the start. This park is also home to a historic lighthouse where you can capture some great photos, a fishing pier where you can reel in your next big catch, and some excellent opportunities for bird-watching at various points in the year. It's also a pet-friendly beach, as long as pets are well-behaved and kept on a leash.

With a Months Supply of Inventory at 9.97, we are leaning towards a buyer's market, where there is more inventory available for buyers to choose from. Next, the 12-Month Change in Months of Inventory is 0.72%. This shows us that the inventory of homes on the market has increased slightly over the past year. This could be a sign of a shifting market, with more homes becoming available for buyers. The Median Days Homes are On the Market is 69. This metric tells us how long it takes, on average, for a home to sell once it is listed. A longer number indicates a slower market, while a shorter number indicates a faster-moving market. With homes taking 69 days to sell, we are looking at a market that is relatively balanced, neither favoring buyers nor sellers. The Sold to List Price Percentage is 0.94%. This metric shows us that, on average, homes are selling for 94% of their list price. A higher percentage indicates a stronger market for sellers, while a lower percentage indicates a stronger market for buyers. With homes selling for 94% of their list price, buyers may have some room for negotiation, while sellers may need to be strategic with pricing. Lastly, the Median Sold Price is $602,500. This is the midpoint of all the sold prices of homes in the market. It gives us an idea of the overall price range of homes that are selling. With a median sold price of $602,500, we can see that there is a mix of homes at different price points available for buyers. Overall, these metrics paint a picture of a market that is relatively balanced, with a slight advantage for buyers due to the higher Months Supply of Inventory. Sellers may need to be competitive with pricing and strategic with marketing their homes to attract buyers. Buyers have more options to choose from but should be prepared to act quickly when they find a home they like.
